Hard Money Loans Made Easy
Private money loans are very simple, they are based upon the available equity in a property. In general, our loans are made on the loan to value ratio. The maximum loan to value for our hard money loans is 60%. If your current loan to value is above 60%, we can sometimes cross-collateralize other property to fund your hard money loan. In essense, we use the equity in other properties to assist in securing a loan on the property that is short on equity, This is called cross-collateralizing.

There are all sorts of reasons for using a hard money loan as opposed to going through a bank or mortgage company. Many times an investor finds a deal that must be closed....FAST! Banks and mortgage companies take a minimum of three weeks upto a normal turn-time of 2 months to close a loan. They just can't move fast enough. Many times, a Borrower has credit issues that stops a bank from funding. We do nto care about credit, only equity in the property.
